THE OPPORTUNITY TO WATCH
FHA & VA LOAN ASSUMPTIONSSometimes, the opportunity is already in the loan.
An approved assumption lets you take over an eligible seller’s existing mortgage—including its interest rate and remaining repayment term. That can change the conversation about what a purchase looks like.
I help you evaluate the property and the existing mortgage together: the rate, remaining balance, cash needed to cover the seller’s equity, and requirements to confirm with the servicer. A low rate earns a closer look; the whole purchase still needs to make sense for you.
Tell me when one fits ↗AN ILLUSTRATION, NOT A CURRENT LISTING
Fully amortizing illustration, 300 payments remaining. Taxes, insurance, HOA dues, and mortgage insurance are additional. Equity gap excludes closing costs, fees, and reserves. Not an offer of credit or a guaranteed available rate.

Qualified non-veterans may assume a VA loan, subject to approval and credit and income requirements. The seller’s VA entitlement generally remains tied to the loan unless an eligible veteran substitutes sufficient entitlement or the loan is paid off. Release from liability and entitlement restoration are separate considerations.
It depends on the loan, assumption requirements, occupancy rules, and your intended use. We would confirm eligibility with the servicer before evaluating a property as a rental investment. Do not assume that every FHA or VA mortgage can be assumed for rental use.
MAKE THE NUMBERS CONCRETE
Explore how the remaining loan and seller’s equity fit together. Change the illustration to start your own conversation.
Educational estimate only. Actual contractual payments and approval must be confirmed with the servicer.
Any additional financing for the equity gap requires approval and adds payment and costs.
PROPERTY WITH A PURPOSE
A property should make sense for the life—and portfolio—you’re building.
Talk through your investment goals ↗Examine rental potential alongside vacancy, repairs, management, insurance, taxes, and ongoing capital needs.
Evaluate the loan, cash required, and intended use. An eligible assumption can be part of the analysis when the full purchase works.
Eligible rental expenses and depreciation may reduce taxable rental income. These benefits arise from rental ownership; offsetting other income depends on applicable loss rules and your circumstances. Review the plan with your CPA.
